AN EXCEPTIONAL large-scale cropping property in the heart of South Australia’s highly regarded Yorke Peninsula farming region is now on the market through Ray White Rural SA.

Watervalley comprises approximately 813.3 hectares (2009 acres) of entirely arable farming land, and is one of the state’s most significant broadacre cropping opportunities to be presented in recent years.

Located between Arthurton and Maitland, the property is held as a single, continuous landholding, providing an exceptionally efficient platform for large-scale farming.

HIGHLY REGARDED… Watervalley Farm is between Arthurton and Maitland, in the heart of highly productive Yorke Peninsula cropping country.

“Opportunities to acquire more than 2000 acres of entirely arable farming land in one continuous holding, particularly with the level of infrastructure that exists at Watervalley Farm, are exceptionally rare,” said Ray White Rural SA director Daniel Schell.

The property comprises predominantly red-brown earths, with loam to clay loam topsoils over friable red-brown clay loam subsoils. With an estimated long-term average annual rainfall of approximately 500mm, the land has a long history of successful broadacre cropping, with management centred around a consistent wheat and lentil rotation.

The property’s layout has been developed with efficiency in mind, with internal fencing removed to create long, uninterrupted cropping runs and allow for the efficient movement of large-scale farming machinery.

The extensive arable land base provides a highly efficient platform for continued cropping and maximises the productive use of the holding.

A significant feature of Watervalley Farm is the substantial grain storage and handling complex located on Lot 2. Established in 2020-21 and manufactured by Allied Grain Systems, the facility incorporates more than 10,000 tonnes of permanent silo storage, together with approximately 5,000 tonnes of additional grain storage within the grain sheds, providing total grain storage capacity exceeding 15,000 tonnes.

The grain complex is supported by automated aeration, high-capacity grain handling infrastructure, two weighbridges, generators, sampling and control facilities and extensive operational shedding.

Two substantial implement sheds, each exceeding 1000 square metres, further complement the property’s infrastructure and provide significant machinery and storage capacity.

“Watervalley Farm is not simply a large-scale parcel of quality cropping land,” Mr Schell said.

“The combination of the land resource, long cropping runs, grain storage capacity and operational infrastructure creates an exceptionally efficient farming platform.”

The property also offers excellent freight advantages, being approximately 25km from Ardrossan and 45km from Wallaroo, providing convenient access to key grain receival and export infrastructure.

“The opportunity to purchase Watervalley Farm as a whole or in any combination of the four lots provides genuine flexibility for purchasers, from local farming businesses looking to expand through to larger corporate and investment groups looking to secure additional scale and high-quality agricultural land,” Mr Schell said.

“Watervalley Farm represents a rare combination of scale, quality, operational efficiency and significant value-adding infrastructure, offering an outstanding opportunity to secure a major agricultural asset in the centre of Yorke Peninsula.”

The property is being offered for sale by expressions of interest, closing 10am Tuesday 13th October 2026.
